The Importance of Tenant Screening

Posted by Linda Greens | Tenant Screening | Monday 9 August 2010 2:11 am

The big process is known as tenant screening and it can be performed through several services. The process allows for landlords and property owners to learn more about current tenants and possible future tenants who are interested in renting your property. There are two main options available to look into when running a personal investigation of the individuals who plan on living within your property or living arrangement. The first is a national criminal search and the second is a national eviction search.

National criminal search is a resource that allows landlords to enter the names or alias of a person who you believe needs to be checked out. The service runs a search and provides any and all results which may be tied to the possible tenant. This can provide information such as jail time and what they were sent to jail for. Any negative information which may be influential to your decision to whether or not allow the individual to rent from you is provided. Tenant screening of this manner is necessary to protect your property.

Tenant screening through a national eviction search is also one of the best ways to weed out bad tenants from the list. Evictions occur for several reasons such as destruction of property, overdue rent or complaints from neighbors and authorities. These eviction logs are important because it lowers their image and integrity, making them a liability because they may cause damages or skip too many payments. The national eviction search may pull up results for people with similar names as well so it is important to make sure the possible tenants are the ones who are listed in the search before accepting or declining their status as a tenant.

There are options available for a combined search which makes it possible to get the national criminal search and the national eviction search done for a discounted rate. This covers both of the possible information sources which could directly affect your decision on accepting new tenants or learning about the possible problems you could face with existing tenants.

The Necessity For Apartment Lease Rental

Posted by Linda Greens | Apartment Rentals | Wednesday 23 June 2010 2:18 am

Having a home of your own is a dream which many of us try to accomplish. It just is not in the cards for many of us who struggle with day to day burdens. Sometimes, it is necessary to use an apartment lease rental in order to have some place to live. As with anything, there are pros and cons with this type of transaction. Owning a home is a nice thing but, you can make the most of having to rent. Think of it like this: you get to have a roof over your head, and walls surrounding your body, and you do not have to bother yourself with repairs. The deed should list what each party is responsible for, such as: does the renter have to pay for utilities separately from the rent? What damages will the renter have to fix if anything should happen?

Many owners of rental properties will let you have an animal friend living with you. Now, this pet can not be too big because the damage a pet can bring does not need to be substantial. Real big dogs and cats are looked down upon because they have the potential to disturb the peace and can cause great damage to the inside of any apartment when you are gone to work. If you are given the opportunity to have your pet with you, let it be written down in the contract.

Now, the human neighbors are another story. We all have to do a bit of compromising in order to live side-by-side with our human counterparts. That is just the way it is. We all have something that others will not like about us. But, there are a few individuals who just enjoy making other people’s lives miserable. They obviously have no lives of their own and must use your life to make their lives interesting. Always try to live peacefully and become friends with the owners.

A contract for a lease can be quite detailed. It may seem to be a waste of time but, it is important that you and the apartment owner come to an agreement to be completely up front with each other, and to write everything down in the contract. It is not nit picking to be cautious. You both have interests which need to be upheld and the best way to do that is through the written contract. Keep in mind that those who rent apartments and houses have their own ideas of what is appropriate for the leasing contract. Speak candidly with this individual so that you may know where he or she stands. You should read any contract carefully and any changes should be initialed by you and the apartment owner.
